Making Short Stays Work For Your Building
How UnderTheDoormat Group vets guests, checks IDs, handles issues and builds a short-stay strategy around your building and residents.
Anyone who operates a building knows things don’t always go to plan, whether it’s a leak in the middle of the night or a resident who forgets the house rules. Short-term guests are no different. Managed well, though, short stays can be a valuable source of incremental NOI.
If you’re considering short stays in your building, you’ll want to know who’s coming, how they’ll fit into your community, and who takes responsibility if something goes wrong.
We’ve managed more than 1.2 million guest nights and over 5,000 units across the UK and France. That experience has taught us how much the details matter. Here’s how we approach it.
We know who's staying
We ask for the name of every guest and verify every guest’s ID, not just the person who booked. Our team reviews each booking: who’s coming, how many people, for how long and when. The lead guest agrees to clear house rules, including no parties. This lets us judge whether a booking is right for your building before anyone arrives.
We follow through when they arrive
With our fully managed service, our team meets every guest in person and checks all IDs on arrival. If your own team handles the welcome, our Hospiria platform gives them the guest details and booking information they need to carry out those checks themselves.
We take responsibility when issues arise
We check each home after every stay and deal with any issues straight away. Anything over £500 is covered by our Lloyd’s of London-backed insurance policy, and we manage the claim for you, so your team has one point of contact throughout.
We build the approach around your building
Some short-term rental companies lease your units and then need to fill every night to make their money back. We work with you on a long-term strategy, so short stays add to revenue while sitting comfortably alongside your resident community. Minimum stays are part of that.
That’s how we’ve worked with Way of Life for the past five years, across five buildings. The partnership has changed as their needs have changed: our team provided a fully managed service during lease-up, and now their own team runs day-to-day delivery through Hospiria. We’ll share more about that journey in an upcoming post.
