Considered operation for later-living schemes
Later living asks more of an operator: compliance, care for the resident experience, and a standard that never slips. We operate to it, or give you the tools to.
The guest suite is the most under-used room in the scheme
Most later-living schemes keep accommodation for visiting family, and most of it stands empty for most of the year. Run properly it covers its own cost, gives families a reason to stay longer, and takes the pressure off a resident’s own apartment.
See how we workThe standard cannot slip
Later living carries a duty of care that ordinary residential does not. Every operational decision has to hold up to families, regulators and residents.
Compliance burden
Standards, checks and record-keeping that go well beyond a normal let.
Resident experience
Continuity of service matters more here than anywhere else.
Void units
Units between residents sit empty in a market that refills slowly.
Family and guest stays
Visiting families need somewhere to stay, on site, at short notice.
One team across the whole value chain
A compliant, quality-assured operation with the reporting to prove it, and a route to monetise voids and guest suites without compromising the scheme.
Care-aware operations
End-to-end management run to the scheme’s own standards, with the reporting to evidence it.
The right demand, not tourism
Visiting family, trial stays and corporate guests, reached through channels that suit later living.
Voids visible early
Pricing, availability and turnover on one platform, so a lengthening void shows up before it costs a quarter.
Standards that hold
Vetted guests, consistent housekeeping and the compliance layer that protects the scheme’s reputation as well as the asset.
A void in later living is rarely a short one
Re-letting takes longer here than in mainstream residential, and a unit standing empty still carries a service charge. Short and medium stays keep it earning while the right resident is found, without changing how the scheme is run.

Senior Living, answered
What operators ask before introducing short stays into a later-living scheme. If yours is not here, the team will answer it directly.
Is short-stay appropriate in a later-living scheme?
In the right units and with the right guest profile, yes. It is most often used for family of residents, visiting carers and trial stays before a permanent move, which tends to support occupancy rather than disrupt it.
How is safeguarding handled?
Guest vetting is stricter than in other sectors, access is controlled to the same standard as the rest of the scheme, and the compliance layer is documented for your operator.
How long does it take to go live?
Typically six to eight weeks from agreement to first booking, depending on how many units are in the first phase and how much is already in place. Onboarding, systems configuration and standards setup run in parallel rather than in sequence.
Who employs the on-site team?
That depends on the service model. Under Fully Managed the operation is ours end to end. Under Technology-Led your team stays in place and runs on our platform. Hybrid splits it, usually with your team on site and ours on distribution and revenue.
What happens to the units we already have let?
Nothing. Existing tenancies are unaffected and continue on their current terms. Flexible inventory is normally introduced on voids and new units first, so nothing has to be disturbed to start.
How is performance reported?
A single monthly pack covering occupancy, rate, revenue and guest feedback across every unit, with a live dashboard in between. One report for the whole portfolio rather than one per brand or channel.
